This course presents an overview of the cultural, economic, and market knowledge necessary to establish a global real estate practice. International buyer, owner, user & investor motivations are covered. Topics include the basics of real estate law, valuation, finance, and market analysis as related to international markets. The main focus of the course is the importance of trusted and professional relationships with key market participants including clients, attorneys, bankers and government officials.
This course covers how to understand, recognize and analyze cross-border real estate investment opportunities and determine the skills and resources needed to advise clients on completing a transaction. Topics include investor preferences and profiles; currency, area and value conversion; basic financial analysis; capital markets and real estate funds; legal, management and tax determinations; and developing an exit strategy to ensure that the client’s objectives are met in terms of gains, income, tax liabilities and net proceeds after sale.
This course covers the fundamentals of income property finance and investment analysis. Cash flows and when they occur are critical to understanding any real estate investment. These cash flows include the equity needed to purchase the property (initial investment), the periodic cash flows the property generates after expenses (net operating income or NOI), and the amount of cash at sale (the reversion). Topics in the course include cash flow analysis, NOI, tax liability, capitalization rates, internal rate of return, global lending and mortgages, and the appraisal process.
